It all starts with an idea. designbyRAD offers a full spectrum of design and project management services for new construction or renovation projects including Design & Concept Development, Architectural & Interior Design Packages and Project Management & Budget Oversight and Analysis.

Design & Concept Development

Includes Initial design exploration to help develop your design and vision. There are many phases within design development, including: 

Schematic Design | This phase involves the preliminary overview of the project requirements. At this stage, the design program is established and a site visit and review of existing conditions and base building drawings are conducted. During this stage, we prepare space plan options while always adhering to building code requirements. This stage includes concept design that will assist in budget development. 

Design Development | Based on approval of the schematic design, this phase involves developing the concept design based on the client’s approval of the schematic design. At this stage, we begin to select finishes, fixtures and furniture requirements. Finally, we engage with engineering consultants for mechanical, electrical, plumbing and structural requirements (as required). 

This phase may include some/all of the following items: 

  • Mood boards & branding 

  • Space Planning 

  • 3D Modelling & 3D Video Walk-Throughs 

  • Lighting, Electrical Layouts & Lighting Selection

  • Design Detailing 

  • Finishes & Material Selection 

  • Furniture & Accessory Selection

Architectural & Interior Design Packages

The technical drawing package is used to convey and develop the design into a formalized package that will then be used for city review and approval, bidding and tender pricing and ultimately construction execution. 

This phase may include some/all of the following items: 

  • Building code reviews to ensure the project meets building code requirements

  • AODA requirements established 

  • Permit documents for city review and approval 

  • Construction drawings for tendering and on-site use 

  • Project specifications such as wall schedules, door and window schedules, lighting schedules and furniture schedules

Project Management & Budget Analysis

End-to-end project management from the initiation and planning phases up to and including the execution and close-out phases. This ensures the project goals are met within the approved budget and schedule. 

This phase may include some/all of the following items: 

  • Preliminary project budget development and cost analysis reviews throughout all stages of the project to ensure budget expectations are aligned 

  • Contractual documents for tendering the project 

  • Review and analysis of general contractor quotes 

  • Contract negotiations and recommendation of general contractor 

  • Regular site reviews to ensure work is being done in accordance with client expectations and the approved design 

  • Management of on-site issues and provide resolutions for unforeseen site conditions 

  • Manage project costs and issue certificates of payments 

  • Execute final deficiency walk-throughs with all consultants, contractors and client

  • Preparation and issuance of close-out documents
